A residential quarter of Sea Breeze on the first line of the Caspian: Mediterranean-style buildings with ground-floor arcades, canal-pools in the courtyards, an embankment and piers.

The developer describes the quarter as a “little Venice”: canals, pools, Italian architecture and more than 15 000 plants brought from Italy and Spain.
The quarter's venues occupy the ground floors under the arcades, and housing occupies the upper ones. In the summer of 2026 six venues opened here at once: MAMOUNIA, ZEN, The Woo, No Marina, Giotto and HookahPlace. In March 2026 Sea Breeze and TABIA Group signed an agreement to open the Paulaner Wirtshaus Baku restaurant in Marina Village.

The yacht club
Sea Breeze Marina
Sea Breeze Marina is the first private yacht club in Azerbaijan, designed for more than 60 yachts; it opened on May 18, 2025.
The marina includes a promenade boulevard, green viewing areas, a food court and a shopping alley.
It is the marina that sets the quarter's evening rhythm: the lights, boats at the pier and the promenade embankment right under the restaurants' windows.
